What to check on any plot

  1. The plot is classed as building land in the local plan, not rural or agricultural land.
  2. Get the official planning report on the plot from the municipality before signing.
  3. Water, electricity and sewer are at the boundary, or you have quotes to connect them.
  4. Trucks and a crane can reach the plot to deliver and place the modules.
  5. A soil study is done before the foundation price is fixed.

Frequently asked questions

Can I put a prefab home on any plot of land?

No. A prefab or modular home fixed to the ground is a new building, so the plot must be building land in the local plan and you need the same permit as for a traditional house.

Where do I find land for a prefab home?

On the main property portals of each country, in their land or plot category. Choose your country above to open a pre-filtered search by region.

Should I buy the land before choosing the house?

Check both together. The plot’s planning rules limit the size and height of the house, and access and soil affect delivery and foundation costs. Many buyers shortlist models first, then check a plot against them.
