What fits on your plot?

Enter the plot size and the ratio.

Before you buy a plot

  1. Make sure the plot is urban land (solo urbano). Cheap land is often rural land where you cannot build a home.
  2. Ask the câmara municipal for the plot’s PDM classification, or file a PIP before signing.
  3. Check the utilities at the plot boundary: water, electricity and sewer. Ask each supplier for a connection quote before you sign.
  4. Check access. Modular homes arrive by truck in large modules and are set in place by crane: road width, bends, slope and space for the crane all matter.
  5. Get a soil study before final pricing. The foundations, and their cost, depend on the ground.
  6. Ask about setbacks, rights of way and flood risk. They limit where the house can go on the plot.

Permits for prefab and modular homes in Portugal

  • Building a home is controlled by the municipality (câmara municipal) under the RJUE (Decree-Law 555/99), through a licence or a prior notice (comunicação prévia), depending on the plot’s planning status. Source
  • Before buying, you can file a prior information request (pedido de informação prévia, PIP, RJUE art. 14) to learn whether and how much you can build on the plot. Source
  • What you can build is set by the municipal master plan (PDM). Housing on rural land (solo rústico) is heavily restricted, so check the plot’s class in the PDM first. Source
