These Terms & Conditions govern your use of the CasitaLand website (casitaland.com) and any services provided through it. By accessing or using the site, you agree to be bound by these terms. If you do not agree, please stop using the site.

1. About CasitaLand

CasitaLand is an independent online directory that lists prefab, modular, and tiny house manufacturers and distributors operating primarily in Spain and across Europe. CasitaLand is not a manufacturer, builder, real estate agent, property broker, or Agente de la Propiedad Inmobiliaria (API). We provide informational directory listings only.

CasitaLand is not a party to any contract, negotiation, or transaction concluded between a buyer and a listed manufacturer. Any such transaction is solely between those two parties.

2. Commercial Relationships & Transparency

CasitaLand operates on a commission-based business model. In some cases, the operator may receive a referral fee or commission from a listed manufacturer when a buyer and that manufacturer conclude a signed contract. This fee is paid exclusively by the manufacturer.

The existence of a commercial relationship with a manufacturer does not guarantee preferential placement in the directory, and the absence of such a relationship does not exclude a manufacturer from being listed. All manufacturers and distributors meeting our editorial criteria are eligible for inclusion.

This disclosure is made in compliance with Directive 2019/2161/EU (Omnibus Directive), as implemented in Spain by Real Decreto-ley 24/2021, and with Spain's Ley 3/1991 de Competencia Desleal.

3. Directory Listings

3.1 Accuracy of information

Listing information — including prices, specifications, delivery timelines, certifications, and company details — is sourced from manufacturer websites, press materials, and publicly available sources. CasitaLand makes reasonable efforts to keep this information current but does not guarantee its accuracy, completeness, or fitness for any particular purpose.

3.2 Price information

All prices displayed on CasitaLand are indicative starting prices sourced from manufacturer public materials at the time of listing. They are not binding offers, quotations, or guarantees of any kind. Final prices are set exclusively by each manufacturer and are subject to change at any time without notice. Any price shown on this site may differ from the price a manufacturer actually charges. Buyers must obtain a formal written quotation directly from the manufacturer before making any financial commitment.

3.3 No endorsement

The inclusion of a company in the CasitaLand directory does not constitute an endorsement, recommendation, or warranty of that company's products, services, quality, financial stability, or solvency. Users should conduct their own due diligence — including checking company registration, licences, insurance, and references — before engaging any manufacturer.

3.4 Listing corrections and removals

Manufacturers who wish to update, correct, or remove their listing may contact us at contact@casitaland.com. We will review requests within 15 business days. We reserve the right to decline requests where removal would mislead buyers or where the listed information is demonstrably accurate.

4. Not a Real Estate Agent or Commercial Agent

CasitaLand does not hold an Agente de la Propiedad Inmobiliaria (API) licence and does not act as a real estate broker or property agent under any applicable law. Our service is limited to providing directory information about manufacturers and facilitating initial contact.

CasitaLand does not act as a commercial agent (agente comercial) on behalf of any listed manufacturer under Spain's Ley 12/1992. We do not negotiate contracts, accept orders, or bind any manufacturer to any terms on their behalf.

5. Blog & Editorial Content

The CasitaLand blog contains articles on prefab construction systems, pricing, building regulations, regional markets, and related topics. This content is published for general informational and educational purposes only. It does not constitute:

• Legal, financial, tax, or investment advice
• Architectural or engineering advice
• Planning or permitting advice
• Any form of professional recommendation

Building regulations, energy codes, permitting requirements, and market conditions described in blog articles may change after publication. Always verify regulatory and technical information with a qualified professional before making decisions. CasitaLand accepts no liability for decisions made in reliance on blog content.

6. Directory Use

CasitaLand is a free-to-use directory for buyers. Buyers are never charged a fee for browsing, searching, saving favourites, or using any feature of the directory. Commercial arrangements between CasitaLand and listed manufacturers are governed by separate agreements and disclosed in Section 2 above.

7. User Conduct

When using CasitaLand, you agree not to:

• Scrape, crawl, or systematically extract data from the site without prior written permission.
• Use the site for any unlawful purpose or in violation of applicable law.
• Attempt to gain unauthorised access to any part of the site or its infrastructure.
• Submit false, misleading, or defamatory content through any contact form or communication.
• Resell, repackage, or commercially exploit directory data without written authorisation.

8. Intellectual Property

All original content on CasitaLand — including editorial text, graphic design, source code, and the directory database as a compilation — is the property of CasitaLand or its licensors. Reproduction, distribution, or transformation of this original content without express written authorisation is prohibited.

Company names, logos, trademarks, and product images displayed in listings belong to their respective owners and are reproduced solely for identification and reference purposes.

9. Limitation of Liability

To the fullest extent permitted by applicable law, CasitaLand shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from:

• Your use of, or inability to use, the site or its content.
• Reliance on any listing, price, specification, or editorial content published on the site.
• Any transaction, dispute, or outcome involving a listed manufacturer.
• Any interruption, suspension, or termination of the site.

Our maximum aggregate liability for any claim arising from these terms shall not exceed €100. Nothing in these terms excludes liability for fraud, death, or personal injury caused by negligence, or any other liability that cannot be excluded by law.

10. Links to Third-Party Sites

CasitaLand contains links to manufacturer websites and other third-party sites. We have no control over the content, availability, or privacy practices of those sites and are not responsible for them. Links do not imply endorsement unless a commercial relationship is disclosed under Section 2.

11. Changes to These Terms

We may update these Terms & Conditions at any time. The "Last updated" date at the top indicates when the current version was published. Continued use of the site after any changes constitutes acceptance of the updated terms. Material changes will be highlighted on the site for 30 days.

12. Governing Law

These terms are governed by Spanish law. Any disputes shall be subject to the exclusive jurisdiction of the courts competent at the operator's registered domicile, as stated in the Legal Notice, unless mandatory consumer protection law provides otherwise.
