Before you buy a plot

  1. Make sure the plot is building land (terrain constructible). Cheap land is often rural land where you cannot build a home.
  2. Ask the town hall for a certificat d’urbanisme opérationnel (2-month delay, valid 18 months): it states whether your project is feasible on the plot. Source
  3. Check the utilities at the plot boundary: water, electricity and sewer. Ask each supplier for a connection quote before you sign.
  4. Check access. Modular homes arrive by truck in large modules and are set in place by crane: road width, bends, slope and space for the crane all matter.
  5. Get a soil study before final pricing. The foundations, and their cost, depend on the ground.
  6. Ask about setbacks, rights of way and flood risk. They limit where the house can go on the plot.
