Before you buy a plot
- Make sure the plot is a plot with planning permission. Cheap land is often rural land where you cannot build a home.
- Look up the plot’s planning history on the council’s planning portal, and ask for pre-application advice if there is no permission yet.
- Check the utilities at the plot boundary: water, electricity and sewer. Ask each supplier for a connection quote before you sign.
- Check access. Modular homes arrive by truck in large modules and are set in place by crane: road width, bends, slope and space for the crane all matter.
- Get a soil study before final pricing. The foundations, and their cost, depend on the ground.
- Ask about setbacks, rights of way and flood risk. They limit where the house can go on the plot.
Permits for prefab and modular homes in the UK
- A new home needs planning permission from the local planning authority, and separately Building Regulations approval. Modular and prefab homes follow the same rules. Source
- A full planning permission normally lapses if work has not started within 3 years. Check the date and conditions on any plot sold “with planning”. Source
- In England, join your council’s self-build register (Right to Build). Councils must grant permission for enough serviced plots to meet the demand on it. Source
- Self-builders can be exempt from the Community Infrastructure Levy (CIL), but must apply and get the exemption before work starts. Source
